According to an article in The Telegraph in October 2015, Hertfordshire was declared a ‘buy-to-let hotspot’, with places such as Borehamwood and Sevenage ranking among the top ten investor hotspots for both rental and house price growth. The article stated that Borehamwood attracts typical rents of around £13,500 a year, providing a 26.1 per cent return on investment.

So why is there such a high demand in Hertfordshire? The main reason is its location, as it offers easy transport links to London. For example, Borehamwood is roughly a 25 minute train journey to the capital, and Stevenage is a 30 minute commute. And, with house prices in Hertfordshire averaging at 40 percent less than those in London, renting property in the county is a much cheaper alternative.

According to professional property finders Garrington South East, based in Kent and Essex, Hatfield, Welwyn Garden City, Radlett, St Albans and Harpenden are among the most sought after places to live. Hatfield, for instance, is 20 miles north of London, close to the M25 and A1 (which actually passes through the town) and is within easy reach of both Luton and Stansted Airports. Radlett and Harpenden are just a 30 minute rail commute into Central London, and they present an ideal location for families as they offer a traditional village atmosphere and excellent schools.

Living outside of London gives tenants the best of both worlds: a quieter and slower pace of life with all the benefits of the city on their doorstep. And, the multi-billion Crossrail2 project (linking Hertfordshire to Surrey via London), will further increase demand for rental properties.
